Manor Farm is a traditional Cotswold stone farmhouse with original parts dating back to the 1650’s, enlarged in the 1750’s, and recently renovated with a new kitchen and all new bathrooms.

The house sits in attractive established gardens with beautiful sweeping views of farmland to the front. A large seasonally heated swimming pool is set within a walled courtyard with a substantial covered loggia for dining and smaller loggia for shaded seating. Within the grounds is also an old traditional asphalt tennis court, (not in the greatest condition but ideal for kids or adults to enjoy relaxed games). The adjacent outbuildings and barns are part of the property but are simply used by the owners as storage and are not occupied by others. Manor Farm has Gigaclear fibre optic internet.

On the ground floor there is a wide flagstone hall, drawing room, sitting room, dining room, television room, breakfast room, kitchen plus a well equipped utility room and a guest cloakroom. There are three bedrooms on the first floor, the master bedroom has a very large en-suite bathroom with tub and shower, with a large shower room for the other two bedrooms. The top floor has four large bedrooms, two with twin beds and two with queen beds. Two bedrooms have en- suite shower rooms and the remaining two bedrooms share a bathroom. The bedrooms are traditional in style and in some cases have antique beds but all have new mattresses.

The house is situated in Sapperton, a small hamlet, perched on the edge of The Golden Valley, and adjoining the Bathurst Cirencester Park Estate. There is a well known pub within walking distance though the nearest shops are  five miles from Cirencester. Stroud is also just six miles away and both towns feature a wide selection of shops and supermarkets,  and Stroud also has a famous Farmer’s Market and a new covered Food Hall.
